PROJECT NARRATIVE
The Town of Warsaw (TOW) is seeking sealed bids from qualified construction project management firms for the development to the existing building. The Warsaw Community Market is a concept that illustrates plans to renovate and revitalize the existing building located at 74 Main Street in Warsaw, Virginia. The building is located in the heart of downtown Warsaw and aligns perfectly to the Downtown Revitalization Plan. One of the main goals of the project is to create an indoor community market and restaurant space that will serve the Warsaw Community for years to come.
PROJECT TIMELINE
Target Start: Upon award and permitting
Construction Duration: 6 months, with concurrent construction of all buildings
Target Substantial Completion / Occupancy: December 15, 2026
PROPOSAL SUBMISSION:
The proposal should be organized according to the following format. Information should be concise and specific to address each
request.
1. Letter of Interest
2. Contractor Qualifications
3. Relevant Projects
- Include a summary of 3 projects that are relevant to this proposal
4. Proposed Project Team
- Include CV’s for Estimator, Project Manager, Site Superintendent
5. Proposed Schedule of Values
- A schedule of values for each building is required and should follow the format on page 8
6. Proposed Project Schedule
- Include critical path procurement lead times and other critical path activities
7. List of subcontractor bidders
8. Sample Change Order Request Form
- Including quantities, unit price, and subcontractor quote backups
